Seasonal inspection and maintenance planner

Use the seasons as inspection reminders, not as automatic treatment dates. Adjust this plan to your climate, building, manufacturer instructions and professional assessment.

After winter

Look from ground level for visible damage and check for water marks indoors. Have areas of concern and drainage routes checked. Photograph changes for your records. For wood and pavers, assess condition before selecting cleaning or treatment.

Before work in mild weather

Confirm compatibility and prepare the surface according to technical instructions. Plan a weather window covering application, recoating and rain protection. Temperature and humidity limits are product-specific; the season does not guarantee suitable conditions.

Before winter

Have defects that appeared during the year and drainage components assessed. Keep photos and work records. Avoid starting treatment if required drying conditions cannot be met.

After an event or change

A storm, leak, impact or roof work can justify a check before the next season. Roof inspections should be performed by a qualified person. An active leak calls for diagnosis and should not wait for a painting campaign.

What to monitor by surface

Metal roof

Peeling paint, corrosion, fasteners and seams. Distinguish surface wear from defects needing repair.

Asphalt shingles

Displaced or damaged shingles and visible changes. Do not decide on treatment from beading alone; check manufacturer acceptance.

Exterior wood

Finish condition, deteriorated areas and appearance changes. Check instructions before cleaning or reapplication.

Concrete and pavers

Stains, existing sealer condition, joints and water-retaining areas. Confirm compatibility before a new treatment.

Keep a log: inspection date, observations, photos, action taken and next review. Reapply only according to the specific product and observed condition; no universal two-year interval is assumed.
