Flat roof coatings: check the membrane and drainage
Compatibility depends on the existing system and roof conditions.

Identify the membrane
Bituminous membranes, synthetic membranes and built-up systems have different requirements. Do not select a coating only because its data mentions flat roofs. Request approval for the exact substrate and condition.
Diagnose before recoating
Assess seams, upstands, drains and penetrations. Wet insulation or detached membrane cannot be corrected with a surface coat. Restoration should follow an assessment of the full assembly.
Check ponding water
Not every coating is designed for prolonged ponding water. Examine slope, drainage and manufacturer exclusions. This guide assumes no universal compatibility for Z-Seal or another product.
Frequently asked questions
Does one coating suit every membrane?
No. Identify the material and require compatibility for the specific membrane, repairs and primer. Check effects on the existing warranty. A generic flat-roof claim is insufficient.
What should be checked when water remains on the roof?
Have drains, slope and assembly condition assessed. Ask whether the product tolerates that exposure and under what conditions. Recoating without addressing drainage diagnosis may leave the cause unchanged.
This guide separates general principles from manufacturer claims. Product data submitted by Zinox was also reviewed. No independent comparative test results were provided.
