Commercial building protection

A practical planning guide: the building’s use changes project constraints, but suitability still depends on the material, condition and specific product.

Build a property record

Collect available plans, roof type, warranties, previous repairs and inspection reports. Locate known leaks and roof-mounted equipment. This record helps compare restoration with repair or replacement without deciding solely from roof age.

Assess the full assembly

For metal roofs, check details and compatibility with the existing finish. For flat roofs, identify the membrane and have seams, drains and drainage assessed. Wet insulation and detached membranes require diagnosis; a surface layer does not restore them. Require product approval for the specific substrate.

Compare full cost and follow-up

Include preparation, repairs, site protection, business interruptions and maintenance in the comparison. Clarify authorized access and coordination with occupants. Distinguish product and workmanship warranties and request completion records. An inspection log helps track treated areas over time.
